Grace Real Estate Management, Inc.  specializes in the ownership of net-leased single-tenant
real estate properties.  Basic investment characteristics include:


Investment Size:                $1,000,000 to $10,000,000 per transaction.
                                             Multiple and single asset purchases.


Investment Type:               Will consider all types of net-leased properties
                                             including retail and industrial, warehouse and
                                             modernized service stations.


Location requirements:     High traffic locations, access to thoroughfare, ease              
                                             of property ingress and egress; corners preferred.


Cap Rate:                            Our cash-on-cash returns will be based upon the quality      
                                             of the property and the dependability of the income             
                                             stream.


Geographic Area:              All regions of the continental United States.

Tenant Credit:                    All credit will be considered.

Lease Term:                        Long-term leases preferred.  Will consider short-term in      
                                             prime locations.


Rent Increases:                  Regular rental increases required, with same being             
                                             fixed or calculated against generally accepted indexes         
                                             (with or without floors and ceilings).
